Service description
Submit the property assignment in writing. The assignment may be i.e. a sale, exchange, or gift. You can make the transfer either in the National Land Survey's electronic property exchange service or by signing the property transfer deed on paper. An attesting notary must be present when you sign the deed for the transfer of property. Without a certificate of purchase, the transfer is void and stops you from registering the title.
Instructions for use
It is best to do the property transfer in the National Land Survey's electronic property exchange service. You can find instructions for using the service on the National Land Survey's website. When you submit the transfer electronically, you do not need a notary.
If you cannot complete the property transfer in the electronic service, contact the notary 2–3 days before the planned transfer. The notary can advise you on applying for the registration of title, and they will also notify the National Land Survey of the details of the transfer.
What does the service cost?
The price of the notary service is €138.
Background information about the service
A certification of purchase means the certification of the transfer of a property in the presence of all signatories to the deed of transfer. A certification of purchase must be carried out for sales, gifts, trading and partitioning agreements. A certification by an attesting notary is also required for precontracts on intended sales of properties. Certification of purchase is not used for estate distribution or distribution of matrimonial assets.
The attesting notary will verify the identity of the parties concerned and verify that the form of the deed of transfer meets the statutory requirements. The parties must be able to prove their identity at the time of signing. The transfer is invalid without the certification of purchase and the buyer will not be able to have his or her title to the property registered.
Contact details of all attesting notaries can be found in the register of attesting notaries. No confirmation is required for electronic property transfers made in the Property Transaction Service of the National Land Survey.
